How I approach it
Greater Vancouver is not one market. The housing type, the neighbourhood, and how you will actually live here belong in the same conversation as the purchase.
If you are buying before you arrive, we still start from what the home has to do and what would make it a poor fit. Remote does not mean the property goes unexamined.
The neighbourhood is part of the decision, including what you want to be near and which nearby areas are worth comparing.
